A note on tenant qualification; not all applicants will qualify to rent. Below is a brief summary of our qualification criteria:
Required Information – (a.) Government-issued photo ID, (b.) Pay stubs/pay information for the last-most recent 3-month period. If you are Self-employed: Attach previous two (2) years’ tax returns. (c.) Proof of additional income you receive if applicable. (d.) Pet profile registered with www.petscreening.com; all applicants will need to fill this out whether you have a pet or not, (e.) Three (3) years of residential history as well as contact information for your rental references. (f.) All adults aged 18+ must apply individually with their own email address and pay a $95 application fee; this fee is not refundable.
Common Reasons to be Declined – Incomplete application, previous evictions, active collections and or outstanding collections, credit score below 550 or no credit, insufficient income, unsatisfactory references, active bankruptcies or past bankruptcy within the last seven (7) years, pets over 60lbs (no aggressive breeds allowed), excess vehicles, and move-in dates too far in the future (30+ Days) can also be a reason for a declined application. Additionally, criminal records are reviewed on a case-by-case basis and may be grounds for denial.
